A BRIGHT HOMES Community offers a lifestyle that is exclusive and comfortable in a location that is accessible and secure.

There are a lot of Property Developers and I've listed these Top 10 Reasons Why Choose to get House at Bright Homes.

1.) ISO Certified Developer
There are so many Property Developers in the Philippines but very few conformed to the International Standard Organization (ISO). When you are an ISO Certified, it means that you conformed to the International Standard practice and as such, a credible company.

2.) Accessibility
Bright Homes projects, are located in Caypombo Santa Maria Bulacan.  It composed of Bulacan Meadows, El Pueblo Del Rio and Primeville Residences.  The location is very accessible wherein it will take 1 bus only going to Manila or Quezon City, via Divisoria-Sta Cruz, or Cubao/Ayala.

3.) Fast Turnover
For most of the Property Developers, it will take 15-24 months to turnover your unit. In Bright Homes, your house will be finished in just 3-4 months. If your housing loan is thru Bank Financing, you can move-in in just 4 months since bank already pre-approved the loan as the construction is ongoing. For Pag-Ibig, it will just take 6-8 months to move-in, as the unit already have individual titles.

4.) Fast Title Transfer
For most of the Property Developers, if thru Pag-IBIG they will transfer the title of the property after you have consistently paid your monthly amortization for 2 years. The purpose is to check your paying habit whether you are a good payor. In Bright Homes, the moment your housing loan has been taken out, the title of your property will be transferred already since it already has an individual title.

5.) Affordable Quality Homes
Bright Homes house models varies from 2 storey townhouses at 6K per month, to 3 storey townhouse at 10K-15K per month and single attached house type  at 9K to 18K per month.  Turnover unit are already with rooms, painted, covered lavatory, and with parking space.

6.) Low Downpayment
Bright Homes, offers a very low downpayment scheme especially when it is thru Bank Financing. It ranges from 70k to 100K only from a house with Contract Price of 940K to 2.4Million. It averages only 5% Downpayment, for example, our Princess Catherine is 2.4Million and the Downpayment is only P100K.

7.) Low Move-In Fee
Once your house is ready and you are about to move-in, you only need to pay Fee for the installation of Meralco at P1,800 only. Water installation is already free.

8.) Turnover unit is Finished Type
All units have bedrooms already, with paint inside, with parking space, covered lavatory, tiled Comfort rooms and lavatory, wall partition at the front door for privacy with other unit.

9.) Provision for Parking Space

All units have a space for parking even for townhouses.

10.) Portion of Bank Fees is waived if thru Bank Financing
Bright Homes, shoulder more than 50% of Bank charge if your account is thru Bank Financing.

Are You Ready to Buy Your Own Home?

Are You Ready to Buy Your Own Home?

Are you really ready to buy your own home? Purchasing a property is exciting yet overwhelming. It's a big decision that requires research and planning.

Are you financially ready?
A good rule of thumb is to allot a maximum of 30% of your monthly income for amortization . If you plan to buy your first home, consider going for a house loan for more practical payment plans. Nowadays, bank and Pag-IBIG offers almost the same interest rates.

How much Cash do I really need when buying my own home?
Nowadays, it is very affordable to get your own home thru Bank or Pag-IBIG financing.  Reservation fees are also very low which can range from 5K to 20K depending on the house type. Downpayment are usually 10-20% of the Total Contract Price and can be paid in terms like 12-18 months especially if it is preselling.

Let us assume that you get a P1Million House and Lot. Assuming 10% Downpayment, 5K Reservation and 12 months Downpayment terms.

House Price - P1,000,000

Downpayment - P100,000
Reservation Fee -   10,000
Net Downpayment - 90,000
Monthly in 12 months - P7,500

Loanable Amount: P900,000
Monthly thru Pag-IBIG in 30 years - P6,500

So in the given example, the cash out that you only need is P5k for the reservation, and then P7,500 monthly in 12 months. and then P6,500 for the rest of 30 years.  Instead of renting, this is now a best way to get your own home.

When can I move-in?
Since most of the housing development are preselling, a Buyer can move-in, once he has paid the 10-20% downpayment, the house is 100% completed and the housing loan of 80-90% has been taken out already from Pag-IBIG or Bank.

With the payment terms that different developers are giving, it is now very affordable to get your own house and lot. It is much more economical to get a home than renting.

Common Types of Houses in the Philippines

Common Types of Houses in the Philippines

Investing in a real estate property in the Philippines is an exciting and challenging experience for many Filipinos. There are many types of houses available  and it may be a bit difficult to find the one that would satisfy your taste, budget, preferences and lifestyle.

Here are the common types of houses that you can choose from.

1.) Condominium

A condominium consists of a unit space in a building or a real estate development. This can either be a studio-type home, or a unit that has one, two, to three bedrooms. Each unit can be owned by different owners and have individual condominium titles. As a condo owner, you share interest and access in the building amenities and other common areas. These project developments are mostly found in urban cities and central business districts.

There are basically 2 types of Condominium.

  • Midrise Condominium

  • High Rise Condominium

2.) Townhouses
Also known as a townhome or a row house, this is a style of housing where similar homes are in a row and share a common wall.

2.) House and Lot

This type of home is the preferred real estate property by Pinoys. Literally speaking, you will own both the house and the land where it is built.

  • Single Attached
For this type of house and lot, one side of your house is attached or built directly at the side of your lot. If your house would, there would be a big space on the right, and vice versa. Usually space at the back and front exist too. It is similar to a duplex, except units would be side by side only.

  • Single Detached
Single detached means that your house is detached from any side of the lot. Basically, there is an open space on the sides plus the front and back, and your house is in the middle of the lot.

  • Bungalow
This is simply a single-storey house with all the rooms located in the same floor, and that is in the ground floor. It is suited for families with members who have impaired mobility such as your elderly relatives (i.e.lolo and lola) that will find it difficult to take the stairs.
