Going to Bright Homes Santa Maria Bulacan Via Commute

Bright Homes have three (3) projects in Caypombo Santa Maria Bulacan namely, Bulacan Meadows (already sold out ), El Pueblo Del Rio and Primeville Residences.

If your coming from Edsa Quezon City, there are buses mostly from Cubao area "Del Carmen" going to Santa Maria Bulacan. There are also buses going to Ayala from Santa Maria Bulacan mostly "Shanine and Pauline Bus". These buses will traverse Caypombo Highway wherein Bright Homes Subdivision is nearly located. At Caypombo, just ride a tricycle going to Bright Homes or you can go down in Km 38, Pulong Buhangin, wherein new entrance gate have been opened there.

If your coming or going to Manila or Monumento area, there are buses traveling to Divisoria or Santa Cruz Manila. The route is Caypombo/Garden. There are also jeepneys from monumento going to-from Santa Maria Bulacan.

Going to Bright Homes Santa Maria Bulacan if you have a vehicle.

If your coming from Manila or Quezon City, just navigate NLEX and in Bocaue Exit, take the right turn going to Santa Maria. Take a left turn when you are about to approach Puregold Santa Maria traversing Norzagaray-Sta Maria bypass road.  Once you're in Caypombo crossing, take a left turn then before a church, take right turn at Primeville Residences entrance gate.  You can also pass the Caypombo crossing, navigating the highway, once your in Km. 38, there is a new gate going to Primeville Residences.

Are you really ready to buy your own home? Purchasing a property is exciting yet overwhelming. It's a big decision that requires research and planning.

Are you financially ready?
A good rule of thumb is to allot a maximum of 30% of your monthly income for amortization . If you plan to buy your first home, consider going for a house loan for more practical payment plans. Nowadays, bank and Pag-IBIG offers almost the same interest rates.

How much Cash do I really need when buying my own home?
Nowadays, it is very affordable to get your own home thru Bank or Pag-IBIG financing.  Reservation fees are also very low which can range from 5K to 20K depending on the house type. Downpayment are usually 10-20% of the Total Contract Price and can be paid in terms like 12-18 months especially if it is preselling.

Let us assume that you get a P1Million House and Lot. Assuming 10% Downpayment, 5K Reservation and 12 months Downpayment terms.

House Price - P1,000,000

Downpayment - P100,000
Reservation Fee -   10,000
Net Downpayment - 90,000
Monthly in 12 months - P7,500

Loanable Amount: P900,000
Monthly thru Pag-IBIG in 30 years - P6,500

So in the given example, the cash out that you only need is P5k for the reservation, and then P7,500 monthly in 12 months. and then P6,500 for the rest of 30 years.  Instead of renting, this is now a best way to get your own home.

When can I move-in?
Since most of the housing development are preselling, a Buyer can move-in, once he has paid the 10-20% downpayment, the house is 100% completed and the housing loan of 80-90% has been taken out already from Pag-IBIG or Bank.

With the payment terms that different developers are giving, it is now very affordable to get your own house and lot. It is much more economical to get a home than renting.

1.) Condominium

A condominium consists of a unit space in a building or a real estate development. This can either be a studio-type home, or a unit that has one, two, to three bedrooms. Each unit can be owned by different owners and have individual condominium titles. As a condo owner, you share interest and access in the building amenities and other common areas. These project developments are mostly found in urban cities and central business districts.

2.) Townhouses
Also known as a townhome or a row house, this is a style of housing where similar homes are in a row and share a common wall.

  • Single Attached
For this type of house and lot, one side of your house is attached or built directly at the side of your lot. If your house would, there would be a big space on the right, and vice versa. Usually space at the back and front exist too. It is similar to a duplex, except units would be side by side only.


  • Single Detached
Single detached means that your house is detached from any side of the lot. Basically, there is an open space on the sides plus the front and back, and your house is in the middle of the lot.


  • Bungalow
This is simply a single-storey house with all the rooms located in the same floor, and that is in the ground floor. It is suited for families with members who have impaired mobility such as your elderly relatives (i.e.lolo and lola) that will find it difficult to take the stairs.

Step by Step Guide before Moving in to your New House

Are you ready to take the First Step in Buying Your First Home?





Many first time Home Buyers do not have idea on the step by step procedures on getting their first Home. Some would ask me if after paying the downpayment, can they already move-in? partially yes, but it is still one of the pre-requisite before move-in.  Here, I will elaborate the step by step process from inquiry to actual move in to your new Home.

Step 1. Contact the Seller either the Licensed Real Estate Broker or the Accredited Real Estate Agent

Probably, you've stumbled in a website, online advertisement or facebook campaign and you've seen a housing project that caught your interest. If the project really got your interest, you then need to contact the seller regarding the details of the project as a first step in your quest for your first home. Please be advised that it is very important to deal only with Licensed Real Estate Brokers and Accredited Agents for you to be assisted well. 

Step 2. Schedule a site viewing with your Broker/Agent.

To check the property that you are going to buy, it is advisable that you, yourself have seen it, for you to decide whether you want to buy it or not. If you're outside the country, working abroad, you can delegate a representative, either your parents, siblings or relatives. Please note that there are available free tripping schedule of various developers.

Step 3.  Choose and Reserve a Unit 

From the available inventory of the developer, choose the specific unit that you wanted to reserve. Seek assistance with your broker/agent to choose wisely.  They can guide you on the block and specific location of the unit based on the site development plan of the project.

After choosing the unit, it's now time to complete the reservation by submitting your initial requirements i.e. valid ID, payslip/job contract to the site or reservation officer of the developer.  You then need to fill up the Buyer's information sheet, stating your personal details, source of income, etc... You will also sign the Reservation Agreement as evidence of your unit purchase.

Step 4. Submission and completion of Requirements

Within 30 days after reservation, you need to submit the requirements needed. The requirements depend on whether you're getting a housing loan thru Pagibig, bank or in house financing. The requirements also vary if you're an OFW. Since most of our clients are thru Pagibig Financing, I listed here basic requirements if you're getting a housing loan thru Pagibig.

  • MSVS (Membership Status Verification Slip)
  • Certificate of Employment w/ Compensation Original
  • Latest Premium Payments (HDMF - 2 years orig.)
  • Latest 1 month Payslip original
  • Latest Proof of Billing / Cert. of Tenancy / Valid ID
  • Company ID (photocopy) 
  • I.D. Pictures 1 x 1 ( 5 pcs ) 
  • Latest W2 / ITR Clear copy
  • Marriage Certificate/Birth Certificate/Spouse ID (clear copy)
  • Any Govt I.D. (2 valid ID) (clear copy, back to back)
  • Tax Payer's Identification Card (clear copy)
  • Sketch of Residence Address
OFW
  • MSVS (Membership Status Verification Slip)
  • Latest/Authenticated Copy of Job Contract
  • Latest Premium Payments (HDMF - 2 years orig.)

Step 5. Paying your Monthly Downpayment

Most of the housing projects at the start are selling at  pre-selling stage, meaning, the house is for construction, not yet ready for occupancy.  The advantage of this is that, the downpayment is stretch to an average of 12-24 months to pay, so it gives the buyer flexible payment terms that suits his/her budget. In contrast, ready-for-occupancy units, have shorter downpayment terms.

Once you have completed paying the downpayment, your documents is now ready of housing loan process.


Step 6. Loan Processing

Loan processing is being done after paying the full downpayment/Equity and the house is already built by the Developer.  It may take 3-4 months to process the loan either thru Pagibig or Bank financing. It may be shorter but consider this as the average processing time for you to meet your time expectation.


Step 7. Loan Take Out

Your loan is taken-out and payment will be released by Pagibig or Bank. Developer will inform you of loan take-out and guide you on the next steps.  The date of your first monthly amortization, is one (1) month after the release of your loan.  

Just for clarification, I have received some comments that they thought, the loan will be given to them by Pagibig or bank. It is not that way, the Bank or Pagibig will pay the Developer and you as a borrower, will pay the Bank or Pagibig thru monthly amortization. 

Step 8. House Inspection

After fully paying the downpayment, and the housing loan was released, you will now be scheduled for house inspection which we often called as "Punchlisting". Check if your unit is ready for move-in.

If there are minor repairs or retouch , another re-inspection date will be set until house is acceptable.

Step 9. Move-In

After accepting the unit, you are now ready to move-in. But wait, you are still bound to pay move-in fees, that cover, applications and deposits for electricity, water, lightings, association dues etc.

After that, you're now totally ready for Move-in. Congrats to your own new Home.

As early as the time of the coming of Legaspi to conquer Manila with two of his subordinate officers, Martin de Goiti and Juan Salcedo, the Bulakeños thru their seafaring brothers from Hagonoy showed their instinctive love of country by helping Raja Soliman, King of Manila, fight the Battle of the Bangkusay Channel. 

The history began when a small settlement of fishermen lived along the coast of Manila Bay before the coming of the Spaniards. Later on, these settlers became farmers after moving inwards as they discovered that the land in the interior part was fertile and very much drained by the network of rivers and streams. These settlers grew and flourished into large and prosperous settlement now known as the province of Bulacan. 

It is believed that flowers bloomed in the region when the Spaniards came. Because of these sprawling green orchards, vegetables and profusely flowering plants, as well as the beautiful women, this lovely land had come to be called Bulacan as sort of shortened term for "bulak-lakan" and/or a derivative of the word "bulak" (kapok) which abound in the province even before the Spaniards came. 

The signing of the Pact of Biak-na-Bato in 1897 was a brilliant chapter in the history of Bulacan. However, the crowning glory among the series of historical events in the province was the establishment of the Capital of the First Philippine Republic in Malolos. The Malolos Church and the Barasoain Church will be both remembered as the executive headquarters of President Aguinaldo and as the Legislative, from September 10, 1898 to March 29, 1899. It was also in Malolos that the famous and historical document, the Malolos Constitution, was drafted and ratified. 

Bulacan is also the cradle of noble heroes, of great men and women. The early people of Bulacan, being descendants of a freedom-loving race, had also risen in revolt like their brothers in other parts of the country. Bulacan was one of the eight provinces, which rallied behind the Katipunan's call for an all-out insurrection against the Spanish tyranny in the late 19th century. It produced the Great Propagandist Marcelo H. del Pilar, the youthful General Gregorio del Pilar, the Propagandist Mariano Ponce, the Tecson, Valenzuela, Torres, Estrella, Viola, Sandico, the famous "Women of Malolos," and Maestro Eusebio Roque (Maestrong Sebio), among many others. The Bulakeños take fierce pride in their history and tradition and they live by these glories. By these glories, they are quick to display leadership and seek fullest commitment to national goals. 

Bulacan is also home to many of the country's greatest artists, with a good number elevated as National Artists: the legendary poets Francisco "Baltazar" Balagtas and Jose Corazon de Jesus, also known as "Huseng Batute"; the musicians Nicanor Abelardo, Francisco Santiago, Francisco Buencamino, Col. Antonio Buenaventura (National Artist in Music, 1988), Ernani Cuenco (National Artist in Music, 2000) and Alfredo Buenaventura; Queen of Zarsuela, Atang dela Rama (National Artist in Theater and Music, 1987); internationally acclaimed pianist, Cecil Buencamino Licad; the nationalist sculptor, Guillermo Tolentino (National Artist in Sculpture, 1976); the foremost exponent of Philippine Folk Dance, Francisca Aquino (National Artist in Dance, 1973; Philippine film greats, LVN matriarch, Doña Sisang de Leon, movie director, Gerardo de Leon (National Artist in Film, 1982), and movie actor Danilo Montes, among many others.
